Commander Asia Pacific Holdings Ltd. has invested in the Tracy Gateway Business Park project in Tracy, California. It is a mixed-use development project of a business park with high density and is sponsored by the State and County Local Municipality. It is also a highly anticipated EB-5 investment opportunity administrated by United Venture Regional Center (UVRC) along with its operational partner Seton Pacific Company which have been authorized by the USCIS to assist foreign investors in obtaining citizenship and residency through the EB-5 Program.
Funded by this project, the Central Valley Business Park is a prime property with the size of 533 acres. When completed, it will consist of more than six million square feet of high-tech R&D office, a cinema, a medical center, a high-end hotel, a retail center, a recreation center and several other facilities. Strategic Alternative to East Bay for Corporate Headquarter Tenants
Several bio-tech, green-tech and communications companies are reviewing the Central Valley Business Park as a potential site for their corporate facilities. The availability of a growing resident labor pool, siginificant amenities including hotel, retail center and sports facilities, large green belt areas, its proximity of both Bay Area and Central Valley, as well as the greatly reduced commuting time are the highlighted potential benefits drawing attentions from the corporations.
Regional Hospital Facility
One of the exciting development in the initial stages of this project is the commitment of Health Care Institution to build a regional hospital facility at the Central Valley Business Park, consisting of a hospital with several hundred beds and associated ambulatory units. The Health Care Institution is committed to occupancy of over 100,000 square feet of medical office space.
This four-star hotel will be located at the center of the Gateway and be within a short distance from the major amenities. It will feature 200 well-furnished rooms, a convention hall, an outdoor swimming pool, a gym room and a bar. The rooms will be designed for family occupancy with mini-suites and double room configurations. Most of these rooms will be equipped with mini-kitchens and sitting areas and will also have modern technological capabilities such as internet terminals.
Assisted Living Community
The proposed Independent and Assisted Living Homes in Tracy is a wood framed two-storey building with the size of 160,000 square feet and will house about 240 bed units. Not only the skilled nursing and intermediate care but also services such as home healthcares and in/out patient therapies will be offered by this facility. It will also have provisions to cater to the residents’ daily household activities such as laundry, bathing, housekeeping, daily meals, exercises and other personal services.
Lifestyle Entertainment Center
Several key tenants have committed to the retail section of the Business Park. The outdoor lifestyle format is particularly suited to the Mediterranean climate of Tracy. In addition to the 40,000 square-feet sports and work-out facility, a specialty market, a large pharmacy, several restaurants, soft good shops and a theatre are planned around the central park walk street.
